Other than the $8,000 tax credit for for first time buyers there are more incentives and programs out there that are getting overlooked. Here are some of the programs out there. Homeowners Mortgage in Columbia SC – Have great credit but short on cash the this might work for you. 5-to-1 down payment match. If you bring $500 to the table, they turn it into $2,500.

Bank of America’s Borrower Protection Plan – Like to buy a home but would like more security in case you lose your job, then Bank of America has the program for you. The plan will make payments for up to a year for buyers who lose their income under certain circumstances.

AmerisBank - just introduced a few new programs aimed at first-time buyers that would offer lower interest rates.

SC State Housing Authority - The Authority also offers $5000 down payment assistance based on availability, which may be used toward down payment and closing.

USDA Rural Development - Need that fresh air in your lungs. Want to live in the country, well here is your chance. Rural Housing Direct Loans are loans that are directly funded by the Government. These loans are available for low- and very low-income households to obtain home ownership. Applicants may obtain 100% financing to purchase an existing dwelling, purchase a site and construct a dwelling, or purchase newly constructed dwellings located in rural areas. Some of the neighborhoods are closer into town than you think.
