Activity was slow the first 2 months but that is to be expected at the beginning of the year.  Here are some statistics of the activity:

Currently Active on Sale: 14 homes

Under contract: 1 home

Closed in the Last 30 days: 1 home

Lowest priced home on the market: $174,900

Highest priced home on the market: $310,000

A few homes have changed real estate companies but still on the market which is also common at the beginning of the year.  The activity of buyers is beginning to rise again, based on my own listings and conversations with other local agents.  A majority of them are in the information gathering phase and also need to sell their current home.  Many are attracted at the great values that are out there. More homes are expected to get on the market with the upcoming home selling season to start back up again.

 The $8,000 tax credit for first time buyers (or if you have not bought a home the last 3 years) is another great incentive to consider.  The updated tax credit does not have to be paid back but does require you to reside in the home for 3 years.  So keep that in mind, if you are considering to get in the market and qualify.  Email me for the tax documents for the credit.

Yes, there is now a website for that.  www.LenderOffender.com.  The website lets you submit homes that have been left unmaintained by the lender or owner.  The more neglected properties the bank has the higher the rank.  It is sad and funny at the same time.  They have different classifications for offenses such as brown grass, black grass, broken windows, green pool, garbage, and holiday lights.   I have never seen a black lawn but sounds like a pretty bad death for the grass.  If the public saw the inside of these homes, the offenses would be too disgusting to mention.    The top three worst offenders are:

1. Fannie Mae
2. Deutsche Bank
3. US Bank

Most of these homes appear to be listed by real estate companies located in California.  The website appears to have started September of 2008 so I would be curious in 12 months how fast this website will grow.
