Where have the buyers gone?  Like a predator waiting for the right moment to pounce.  That moment to pounce is now!  Home builder incentives are very enticing, interest rates are very competitive, a large supply of homes, and a motivated pool of sellers.  What more reasons do you need to buy a home?  Right here in Lexington, SC, there are 3 more apartment complexes coming up.  Though they look really nice, why waste the rent unless you are building a new home.  Some builders are paying 6 months of your mortgage(PITI) for you if you buy now.  Just ask and you just might receive the deal you were looking for.  A flat screen tv, front loaded washer and dryers, stainless side by side fridge, are all up for negotiation except for Bubba ( family dog,....maybe for the right price....nah.)  I have seen it and negotiated it.  These incentives are out there in the new and resale market. The perfect storm for home shopping is here. Like any cycle, this too shall pass and don't wish later that you should have bought that home for that fantastic price.
