SummerLake - Lexington SC Neighborhood & Homes for Sale

SummerLake is a new neighborhood located on Hwy 378, west from the town of Lexington, SC.  Developed by Beechwood Developers, LLC out of Lexington SC, this new neighborhood  is 30 minutes (21 miles) west of Columbia SC.     The SummerLake amenities are abundant in this custom neighborhood.  The 3,800 square feet clubhouse with its 36' X 60' pool has a fantastic view of the  15-acre community lake.  The amenities continue with  the nature park, picnic area, recreation field, fenced boat storage, community pier, and sidewalks.
 
     SummerLake is zoned Lexington One Schools, for the following Lake Murray Elementary, Pleasant Hill Middle, and Lexington High School.  All the schools are within a 10 minute drive from SummerLake.

The construction of these custom homes range from hardy plank, all brick, and stone.  The price range of the homes are from the low $300,000 to the high $500,000.  The space of the homes range from 2,500 sq. ft. to 4,500 sq. ft. The average lot size is close to a 0.5 acre.  HOA dues are $600/year.

   Average List: $240,657       Average SQFT: 2693         Average $/SQFT: $89  

 Average Sold:  $234,417  Average DOM: 117   Average SOLD $/SQFT:   $87

What do all these number mean for the homeowners of Prescott Glen?  Home prices are stabilizing based on the negotiation discount average of 2.6% from the list price.  The average range in a normal market is between 2-3% if the home was priced correctly.  Back when the home market was in decline, it was around 4-6% reduction from the list price or more. Days on the market (DOM) is average to 3 months.  A well priced home on average to be on the market 3-4 months. The home market is picking back up in Lexington SC but better for homes less than $200,000.   The pool of home buyers for above $200,000 is more from our local buyers rather than relocation from other states.

Down Payment Assistance REDUCED for Home Buyers in Columbia & Lexington SC

If you are buying a home in Columbia and Lexington SC and planning on using the $5,000 down payment assistance program, Please read this New Update about SC State Housing Loans: Effective today, the down payment assistance available from the SC State Housing Authority (SCSHA) has been reduced from $5,000 to $3,000.  This is extremely important for any first time home buyers in Columbia and Lexington SC.  This change does not affect borrowers who already have a contract AND their lender has already reserved the funds from the SCSHA.
